An Imperial Beach shopping center has been sold for about $12.2 million.
Neither the buyer nor the seller of Breakwater Town Center, 781-881 Palm Ave., was disclosed by the brokerage that handled the deal, JLL.
JLL Managing Director Gleb Lvoich and Director Daniel Tyner led the firm’s Capital Markets team that brokered the deal.
Built in 2018, the 31,954 square-foot center is fully leased.
Tenants include Starbucks, Chipotle, Five Guys Burgers and Fries, Baskin Robbins, Jersey Mike’s Subs and Great Clips.
In a separate transaction, the same brokers previously arranged the sale of Grocery Outlet in the same shopping center for about $7.2 million.
“Breakwater Town Center represents the ideal internet-resistant strip center that investors are seeking to acquire today due to its coastal location and premier tenant roster,” Tyner said.
