Two Oceanside industrial properties recently changed hands, including a multi-tenant property housing several automotive-related businesses that sold for approximately $3.8 million.

According to brokerage firm Horizon Resources Inc., IP Investments LLC of Pasadena, Texas, acquired the property at 2001-2027 Oceanside Blvd. from a La Jolla seller recorded as 2001 Ltd. The property was fully leased at the time of sale by 11 tenants, including 7 Day Tire, Brake & Auto Body, Advanced Paint & Body, Color Crafters, and Leo’s Towing.

The buyer was represented by Scott Hilmen and Ben Tashakorian of Marcus & Millichap, and the seller was represented by Horizon’s Ken Rogers.

Also in Oceanside, brokers at Lee & Associates said a free-standing, 13,224-square-foot industrial building at 504 Jones Road was acquired for $3.85 million by locally based MC Painting. The buyer plans to renovate and occupy the property, after acquiring it from Triple M Packing.

The buyer was represented by Jim Benson of Kidder Mathews, and the seller was represented by Lee & Associates’ Rusty Williams, Chris Roth and Kyle Carruthers.
