An affiliate of Irvine-based healthcare property investment company HCP Inc. has purchased a portfolio of two Sorrento Mesa industrial properties and an adjacent land parcel for $49 million, according to CoStar Group and public data.
The seller of the buildings, totaling more than 135,000 square feet at 4939 and 4955 Directors Place, was Kilroy Realty Corp. of Los Angeles. The deal also included a 6.96-acre land parcel at 4930 Directors Place.
The seller was represented by Nicholas Psyllos, Ryan Gallagher, Michael Leggett and Nick Frasco, of real estate services firm HFF Inc.
The acquired properties span approximately 18.6 acres, and the research-and-development buildings were constructed in 2002.
According to its website, HCP is a publicly traded real estate investment trust that owns about 1,200 properties nationwide, including life science, hospital, medical office, senior housing and related healthcare properties.
In San Diego County, its current holdings include the General Atomics Life Science Building in Poway, and the Brookdale Carlsbad senior housing and assisted living facility.
