Property investment firm SR Commercial of Solana Beach recently purchased an Escondido industrial building for approximately $8.33 million, and an 11.8-acre Carlsbad industrial land parcel for $6.16 million.
Company officials said SR Commercial plans to develop a 151,500-square-foot, multi-tenant industrial distribution project at the Carlsbad Oaks North business park off Faraday Avenue.
In Escondido, SR Commercial acquired the four-building Enterprise Heights Industrial Centre, totaling 76,495 square feet at 298-304 Enterprise St., in the Escondido Business Park. The seller was Enterprise Heights Industrial Centre Associates.
SR Commercial was represented in both deals by Tucker Hohenstein, Mike Erwin and Conor Boyle, of brokerage company Colliers International. The same brokers also represented the seller in the Carlsbad transaction, Techbilt Construction Corp.
Brokers said the Escondido property is fully leased by a mix of local, regional and national tenants.
The privately held SR Commercial, which invests in industrial and office properties, is led by principals and co-founders CJ Stos and Adam Robinson.
