An affiliate of San Diego-based Phase 3 Real Estate Partners Inc. has purchased two University Towne Center office buildings for a total of approximately $51.6 million, according to CoStar Group and public data.

The seller of the buildings at 4242 and 10210 Campus Point Drive was a joint venture that includes affiliates Chicago-based Walton Street Capital LLC and Greenlaw Partners of Newport Beach. The buyer was represented by Dino Perazzo of brokerage company CBRE Group Inc.

The buildings total 192,275 square feet and were constructed in 1980 and 1987.
