Hughes Marino Building Achieves LEED Status

Hughes Marino Inc. was awarded LEED status for its new building at 1450 Front St. This status was based upon the building’s proximity to a variety of public transportation hubs, as well as other basic community services such as banks, dry cleaners, parks, restaurants and schools. Additional points were awarded for renovating an existing building with a “cool roof” and installing Energy Star rated equipment and appliances in the building.

The Hughes Marino Construction Management team helped oversee the LEED certification process. The team includes Kirt Gilliland, division president; Dean Peterson, senior vice president, LEED AP; Dave Bates, vice president, LEED AP; Steven Gorup, project manager, LEED AP; and Nik Bandak, project engineer, LEED green associate.

Soledad Business Park Named Project of the Year

Soledad Business Park, a certified LEED Platinum project, was recently awarded the 2012 Core and Shell Project of the Year by San Diego’s U.S. Green Building Council chapter. As one of only 90 registered LEED Platinum projects in California for the renovation of an existing building, the 52,000-square-foot, two-building campus in Sorrento Mesa underwent a complete shell and site work overhaul under the management of Prevost Construction Inc. along with Gensler Architects. Formerly occupied by La Jolla Pharmaceutical Co., the Soledad campus now features energy efficient roofing and glazing systems, custom built aluminum shade structures, a 100KW PV array system, and new drought resistant landscaping complete with a reclaimed water irrigation system and pollutant capturing bio-swales.

Upon completion of the amenities portion of the project, Cibus Global expanded their leasehold to 75 percent of the campus. Soon after, they spun off a new company, Nucelis Inc., to absorb the remaining 25 percent of the campus and brought it to 100 percent occupancy. Prevost is currently finishing the final phase of tenant improvements for Nucelis’s fermentation lab and expects to be complete in May of 2013.

SDCC’s New Building Hosts Grand Opening

A ceremonial grand opening was held recently for the new Math and Social Sciences Building at San Diego City College, the latest facility funded by the San Diego Community College District’s $1.555 billion Propositions S and N construction bond program. The $80.2 million project included land acquisition and the construction of an adjacent seven-story, 400-stall parking structure.

The $1.555 billion Propositions S and N construction bond program is providing for new instructional and career training facilities, major renovations, campus-wide infrastructure projects, public safety enhancements and parking projects at City, Mesa and Miramar Colleges, and six Continuing Education campuses.

Sundt Construction Inc. was the design/builder and the architect was Roesling Nakamura Terada Architects.

First Bank Ground Lease Sold for $2.27M

The Mansour Group of Marcus & Millichap Real Estate Investment Services has announced the sale of First Bank ground lease, an 8,254-square-foot net leased property in San Diego for $2,275,000.

Alvin Mansour of The Mansour Group, an investment specialist in Marcus & Millichap’s San Diego office, had the exclusive listing to market the property on behalf of the seller, a local developer.

Located off Fourth Avenue, the subject property is just north of the Chula Vista Center, an 883,000-square-foot regional mall anchored by Sears, Macy’s, JCPenney, Burlington Coat Factory and Ultra Star Cinemas. The property is situated approximately one mile east of the Chula Vista Bayfront Master Plan, a recently approved 556-acre residential waterfront resort development. This project is projected to generate $1.3 billion over its initial 20 years and create over 2,200 permanent jobs.
