Pala Band Shares $26M Cost of SR-76 Upgrades With Granite Co.

Granite Construction Co. and the Pala Band of Mission Indians are jointly financing $26 million in improvements to state Route 76 in collaboration with the county of San Diego and the state Department of Transportation. The improvements include a new alignment and additional lanes for the 1.3-mile section of SR-76 east of Interstate 15. Granite assumed responsibility for the design, permitting, habitat mitigation and construction in order to secure approval for the nearby Rosemary’s Mountain Quarry. The quarry will produce up to 1.2 million tons of construction aggregate for San Diego County during the next 20 years.

A groundbreaking, replete with a display of vintage cars from local auto clubs, was scheduled June 18 to kick off construction of the $24.5 million, three-story parking structure at the east end of Grossmont College.

Scheduled for completion in June 2009, the project, which includes renovating asphalt on one lot, will provide an additional 800 parking spaces for a total of 1,432 spaces in the structure and 4,383 campuswide. It is one of several capital projects made possible by the $207 million Proposition R bond measure approved by East County voters in 2002.

With the groundbreaking, Grossmont College will have two Proposition R construction projects under way. A $9 million remodeling of the college’s wellness and exercise science complex is scheduled for completion later this summer. Also set is a groundbreaking for the $36 million health/physical sciences complex that will house health professions programs.

Brookfield Homes has begun framing the first six homes of its Signature Series at Calabria. Lots range from 18,507 to 26,375 square feet. Brookfield’s Calabria neighborhood features both single-story and two-story floor plans, ranging in size from approximately 3,780 to more than 5,120 square feet. The homes offer four or five bedrooms and 3.5 or four baths in Italian, Spanish, Craftsman and Monterey architectural styles. Prices begin in the low millions.

CB Richard Ellis’ San Diego Central office in coordination with the Portland, Ore., office arranged a $62.5 million, nine-year interest-only loan through Allianz of America Inc. on behalf of Regency Centers for 4S Commons Town Center in Rancho Bernardo. Located at the southwest corner of Rancho Bernardo and Dove Canyon roads, the structure is a 265,609-square-foot shopping center anchored by Ralphs and Bed Bath & Beyond. Wayne Paulus of CB Richard Ellis and John Petersen of the Portland office handled the transaction on behalf of Regency Centers, a developer, owner and operator of shopping centers.

Ledcor Construction Inc. has completed the second phase of construction for Doctors Park, a five-building medical/dental office campus located at the intersection of Otay Lakes Road and Lane Avenue in Chula Vista. Otay Lakes Partners LP retained Ledcor to provide construction services for the $4.6 million project, which consists of two single-story, 10,000-square-foot buildings and one two-story, 20,000-square-foot building.
