Going, Going, Gone! County Auctions Off 63 Parcels for Unpaid Taxes

The county’s treasurer-tax collector’s office held its annual auction Feb. 23 to sell off delinquent properties on which property taxes had gone unpaid for five years.

A total of 63 properties were auctioned , 39 of those sold for $1 million in total revenues, the county said.

A total of 24 properties were taken off the auction block, just hours before the live auction for paying back taxes in full with penalties to redeem their properties. There were no residential properties auctioned off this year. Most properties auctioned were smaller and less desirable parcels.

More than 350 attended the auction at the San Diego Convention Center.

Dan McAllister, treasurer-tax collector, said attendance and bidding have increased each year as real estate values increased in San Diego.

Last year, the treasurer-tax collector’s auction was moved to the San Diego Convention Center after 18 years at the Community Concourse, next to City Hall. The move was prompted by the growth in attendance, reaching more than 600 people in years past.

Minimum bids for each parcel, including time-share and improved properties, were set based on the total amount of taxes, penalties and costs of the sale.

The remaining 24 properties that did not sell during the auction may be auctioned off online, said McAllister’s office.

New Leadership:

The San Diego Building Owners and Managers Association announced a new board of directors Feb. 27. Ray Magnussen of San Diego Services will lead the board in his first term as president. Ted Kimball of Kimball, Tirey & St. John LLP was elected as vice president and will also chair the Strategic Long Range Planning committee.

Lisa Gualco of PM Realty will serve as secretary and Christie Kong of Meissner Jacquet Investment Management Services will serve as treasurer.

Brian Galligan of Kilroy Realty, Barbara Putis of Irvine Co., Don Montell of South Coast Building Services and Jack Renshaw of New Way Landscape & Tree Services will serve as members at large.

BOMA San Diego has 300 members, who represent 25 million square feet of commercial office space in the county.

On The Move:

Ista North America, a local utility expense management and billing services provider for water, gas and electricity to residential and commercial properties, said it will move its corporate headquarters to Chesapeake Corporate Center in Kearny Mesa on March 23. Ista signed a three-year lease for 14,400 square feet in a contract valued at $805,000. The firm is now located in a different part of Kearny Mesa.

Multimillion-Dollar Sale:

A mixed-use retail and office building in Coronado sold for $2.15 million. The 10,730-square-foot building on Orange Avenue consists of ground floor restaurant space and second floor office space. Edward Suleiman was the seller and the buyers were Luis and Maritsa Dominguez.

Local Commitment:

Ausgar Technologies Inc. has signed a lease for 4,244 square feet of office space at Centerside I on Camino del Rio North in Mission Valley. The property was leased for 48 months for $601,044 and will be used for systems engineering and software development.

Coastal Lease:

Avis Rent a Car Systems Inc. signed a lease for 1,250 square feet of retail space at Encinitas Village Square I on Encinitas Boulevard in Encinitas. The 61-month lease valued at $180,000 will be used for car rental services.

Long-Term Deals:

San Diego life sciences company Illumina Inc. signed a 10-year extension on an existing lease for 116,000 square feet on Towne Centre Drive in University Towne Center and a new 15-year lease for an 84,000-square-foot property on an adjacent parcel. The build-to-suit research and development project will break ground this year.

Going In:

Going Out Inc. signed an eight-year lease for 12,000 square feet of retail space on Plaza Drive in Oceanside. The $1.5 million lease is for a subdivided portion of the former Albertsons grocery store in the Tri-City Crossroads Shopping Center. The building is owned by Santa Ana-based Red Mountain Retail Group Inc. Going Out Inc. said it will open an Everything $5 store in the space this spring.

Teaching Space:

The California Teachers Association signed a lease for 3,000 square feet of office space on Grand Avenue in San Marcos for $165,000. The office will serve as a regional resource center for North County.

Ruffin Almost Ready:

Construction began on the Ruffin Road Business Plaza, a 48,000-square-foot office building in Kearny Mesa. The two-story building designed by Irvine-based Ware Malcomb, will be built by the Poway-based K.D. Stahl Construction Group and is scheduled for completion in September.

National Upgrades:

Construction has begun on upgrades to National City Boulevard just north of the Mile of Cars in National City. The project will create a pedestrian-friendly environment in the civic and commercial districts. The project, scheduled for completion in August, is funded through grants from the federal government and the San Diego Association of Governments, a regional planning agency.

$100M Headquarters:

Mission Valley’s Reno Contracting was selected as the general contractor to build the $100 million corporate headquarters for San Diego’s ResMed, a manufacturer of medical devices. The project, on the corner of Spectrum Center Boulevard and Paramount Drive in Kearny Mesa, will break ground in June, with completion set for 2009.

Verizon Comes Calling:

Verizon Wireless purchased 6 acres on Business Park Drive and Sycamore Avenue in Vista for $8.2 million.
