Three homebuilders have been selected to build neighborhoods in the grand opening home collection at 4S Ranch, a new 2,900-acre master-planned development west of Rancho Bernardo.
A late summer grand opening is planned for the model homes, said Mike Kennedy, general manager of Genstar Land Co., master developer of 4S Ranch. He said the first phase of the new community will include three different neighborhoods of 258 single-family, detached homes built by D.R. Horton Homes of Arlington, Texas, Fieldstone Communities Inc. of Newport Beach and Ryland Homes of Columbia, Md.
Model home construction will start by July and prices will range from the high $300,000s to the low $500,000s, Kennedy said.
4S Ranch is two miles west of Interstate 15 and bounded by Lake Hodges to the north, Rancho Bernardo and Rancho Penasquitos to the east, Black Mountain to the south and the Santa Fe River Valley to the west.
The commercial core of the community will be 4S Commons, a 53-acre mixed-use district in the heart of the ranch, he said. The features of 4S Commons will include a town center surrounded by shops, restaurants, medical and professional offices, a cinema, cultural center and day-care facility.
Running north and south of the commons will be 4S Ranch Parkway, a tree-lined vehicular and pedestrian promenade, he said.
It will connect with a network of pathways leading to sites already identified for four new Poway Unified School District schools and several small parks. A library, fire station, Boys and Girls Club, and Sheriff’s Department substation will also be built in the community.
Meanwhile, site preparation has started at Encantada, Ryland Homes’ new residential community in Carlsbad.
Marcie Little, director of marketing, said three different basic floor plans will be used in the 69-home neighborhood. They’ll have four and five bedrooms, with some configurations offering up to eight bedrooms, 2.5 to four baths, formal dining rooms, family rooms and nooks with total square footage of 2,642 to 3,476 square feet on two levels.
The house prices will start around $450,000, with move-ins anticipated late this year, she said.
At Scripps Ranch Villages, 10 of 11 homes released June 3 at Terraza have sold, said Carlene Wilkie, a spokeswoman for Toronto-based builder Brookfield Homes Ltd.
The houses were priced from $453,000 to $751,000. No date has yet been set for the next phase of homes to be released for sale.
The two-story houses have 2,809 to 3,654 square feet, including a bonus room option in some models. They have four to five bedrooms, three to four bathrooms and three-car garages.
Del Mar-based Davidson Communities released for sale 14 homes June 3 at its second phase at Cielo near Rancho Santa Fe. Twelve of the homes in the first phase have already sold, said Bill Davidson, president. They were priced from $900,000 to $1.3 million. The company will be building a total of 81 houses at the development off Del Dios Highway on the east side of Rancho Santa Fe, he said.
The houses have from four to six bedrooms and from 3,700 to 6,200 square feet of living space.
